The Living & Dining Area
The living room offers a fluid, light-filled space, bathed in the large west-facing Victorian windows. Leather sofas and armchairs invite you to relax, while the eye wanders over Ayr Bay, catches sight of the fairways of the Royal Troon Golf Club and the beauty of the Isle of Arran. The blend of contemporary elegance and Scottish character — tartan carpets, warm woods and noble materials — creates an intimate atmosphere. The large solid-wood table invites shared dinners with views over Ayr Bay and the sea, long conversations and suspended moments.
The Open Kitchen
Open to the living room, the fully equipped kitchen extends into a central island with bar stools. Friendly and functional, it allows you to cook, serve and share time together without ever losing sight of the view or the conversation.
The Utility Room
Adjoining the Rosslyn bedroom, the house’s utility room offers a bright and functional space. Equipped with a tumble dryer and everything needed to iron or store belongings, it has been designed to make everyday organisation easier.
The Bedrooms
101 South Beach offers four bedrooms, including three en-suite rooms, each with its own atmosphere. Every space reveals a singular identity inspired by the history, landscapes and textures of Scotland. Harmonious and delicate, they invite rest, calm and contemplation, offering a refuge where refinement is experienced with softness and elegance.
Rosslyn Suite
Paying tribute to the famous Rosslyn Chapel, this elegant suite blends contemporary comfort with discreet Scottish references. Deep-toned tartan carpet warms the space, while the king-size bed, surrounded by natural textiles, offers refined rest. The private bathroom features a bathtub and separate shower in a sober and elegant style.
A Dream Suite
Inspired by Robert Burns, the emblematic Scottish poet and bard of the 18th century, this bedroom combines romance and softness. Tartan carpet, velvet bed linen and textured cushions create a peaceful atmosphere. A king-size bed, accompanied by soft-lined furniture and bathed in natural light, encourages daydreaming and rest. The private bathroom with shower completes this intimate and refined space.
Calanais Bedroom
Evoking the Calanais standing stones (Isle of Lewis), this spacious and understated bedroom combines graphic tartan, earthy tones and textured materials. The generously dressed king-size bed invites rest, while the morning light enhances the clean-lined furniture.
Tom Morris Bedroom
Named in honour of legendary golfer and architect Old Tom Morris, this bright bedroom features two single beds that can be converted into a king-size bed, ideal for families or friends. A wooden desk, wall-mounted TV and comfortable sofa create a versatile space. The tartan carpet reinforces the room’s Scottish charm.
Shared Bathroom
The shared bathroom along the corridor, with spacious shower and bathtub, ensures comfort and practicality in a bright and elegant atmosphere where natural materials dialogue with clean lines.
The Setting
Facing the Firth of Clyde, the 101 South Beach residence enjoys a rare location between sandy beach and legendary golf links. Just steps from the house, the sea, world-renowned courses and the discreet elegance of Troon create a privileged setting for a luxurious and peaceful stay.
The House
Built at the end of the 19th century, in 1897, the house at 101 South Beach is an elegant red sandstone building, typical of the Scottish coast. Its façade is animated by large bow windows that shape the volumes and open the view over the Firth of Clyde. Stone surrounds and a slate roof complete its Victorian-Edwardian style, both solid, understated and refined. Located a few minutes’ walk from the heart of Troon, it enjoys the gentle pace of this welcoming and lively seaside town.
The Beach
At the foot of the house, Troon’s wide beach stretches between golden sand and clear waters, inviting strolls, relaxation or simply contemplation of the coastline. Thrill-seekers can enjoy kitesurfing or windsurfing, while sunsets offer a breathtaking natural spectacle.
The Golf Courses
For golf enthusiasts, the residence enjoys an exceptional location. Just a short distance away, the prestigious links of Royal Troon, Turnberry and Prestwick — historic hosts of The Open Championship — as well as the courses of Portland, Western Gailes and Dundonald invite you to perfect your swing against magnificent coastal scenery. Between verdant fairways swept by the wind and the sea on the horizon, each day becomes a refined experience combining sport, elegance and the pleasure of staying in a remarkable house.
